Don't want to stay 90 minutes from Green Bay for NFL draft? Lambeau Field-area Airbnbs can cost up to $18,000 (2024)

GREEN BAY - There's a new leader atop the unofficial Green Bay-area Airbnb Asking Price for 2025 NFL draft board.

A three-bedroom home in the 1100 block of Shadow Lane with space for 10 people across Lombardi Avenue from Lambeau Field is asking for almost $17,900 per night during the NFL draft, April 24-26. If you stayed from Sunday to Sunday, April 20-27, that'd cost you $125,000, plus a $200 cleaning fee plus a $17,675 Airbnb service fee for a total of $142,875. Plus taxes.

The short-term rental is known as "Ron Wolf's Hall of Fame Clubhouse" and operators Paul and Zoi Belschner intended for the five-figure nightly price to pop eyeballs and "generate discussion" in the community.

"We're visible now and sparking conversations," Paul Belschner said. "There's a lot of expensive (properties) out there, but no one with a location as coveted as ours."

With nearly every Green Bay area hotel room already booked, spare bedrooms, whole apartments or whole homes rented via sites like Airbnb and VRBO have become the sole option for draft visitors who want to stay less than 30 minutes from Lambeau Field.

Experienced vacation rental property managers and local officials caution property owners lured by the potential profit that while such prices can be asked for, it is unlikely draft visitors will pay that much per night.

"You have to be realistic about pricing and income," said Michael Friedman, CEO of Simple Life Rentals, a vacation rental property management company that operates its own and other property owners' vacation rentals.

Sensing the opportunity, hundreds of property owners already listed their homes or apartment units for rent during the draft. Municipal and tourism officials expect more property owners will follow suit in the months ahead. Early June Airbnb searches found about 200 Brown County properties for rent April 23-27, 2025, the day before the draft starts to the day after it ends. Searches for draft week, April 20-27, found more than 250 properties.

Here's a closer look at available properties and prices for Green Bay-area vacation rentals, with a specific focus on the Lambeau Field area. Available properties and the prices below are based on searches of Airbnb and VRBO for two people to stay from April 20-27, 2025.

What Airbnbs are available to rent for less than $1,000 per night in Green Bay?

There are fewer than 50 Green Bay-area Airbnb listings for less than $1,000 per night right now and very few of them will put you within walking distance of Lambeau Field.

There are three separate camper trailers in an RV lot east of Lambeau Field for rent for $686 to $914 per night, several studio apartments on Mike McCarthy Way for rent for $900 and $942, and a spare room in an Ashwaubenon home a short walk from Lambeau for $999.

Further away from Lambeau Field, the prices do drop. A three-bedroom guest house in De Pere is available for $291 per night, an apartment above South Broadway bar for $533, and a two-bedroom home with room for six in western Ashwaubenon for $750.

What will it cost me to stay within walking distance of Lambeau Field for the NFL draft?

A lot.

It's the goal of Packers fans and, next year, draft fans, too: To stay within eyesight, or at least walking distance, of Lambeau Field. More than 90 opportunities currently come up on Airbnb, but an entire home will come at quite a price.

If you have more than two people or want a whole house or apartment to yourself, a few properties are available for about $1,000 per night, but most units in the Lambeau Field area will cost you between $1,800 and $20,000 per night, or $12,600 to $140,000 for draft week.

What can I book for $1,000 to $5,000 per night during the NFL draft?

You can find a fair number of full homes and townhouses, many of which are located close enough to Lambeau Field that it'd be a 5-10-minute walk to the stadium and draft grounds. These properties often will have more than one bathroom and advertise amenities like internet access, bars, games and access to outdoor spaces.

For $1,200 per night, you can book a two-bedroom, three-bed townhouse west of Lambeau with room for six people, an entertainment/bar area and space to tailgate in the driveway.

For $2,700 per night, you can book a three-bedroom, four-bed home north of Lombardi Avenue with 2½ bathrooms, a grill, outdoor furniture and a garage with a ping pong table.

For just shy of $5,000, you can rent a five-bedroom, three-bathroom home two blocks from Lambeau Field with room for 12, access to laundry, and a guaranteed parking spot on Packers game days. This property specifically asks groups interested in the draft to contact them.

What do you get for $9,000 or $20,000 per night?

Only a handful of properties currently have prices of more than $9,000 per night and while amenity-laden, they all share a common factor: They're all within a couple blocks of Lambeau Field.

Prices of $10,000 per night would run you more than $70,000 for draft week before fees and taxes. For $10,250 per night, you can book a lit "peaceful" home in Ashwaubenon with room for six people, updated amenities, and in-ground swimming pool.

Or there's "Chateau Lambeau," a home with room for 13 guests and access to a fenced-in backyard, fire pit and a basem*nt game room available for $10,000 per night.

There is a logic to 'once-in-a-lifetime' $18,000 per night asking prices

Not every short-term rental operator expects to get the audacious prices listed on Airbnb. But this is a unique event with demand expected to easily exceed even the biggest Packers home game. Property owners are going to see what the market will bear.

Prices will likely continue to change through summer and into fall as time runs short to book and as more property owners put their homes up for rent.

Don't think of $18,000-per-night as a firm price so much as a starting point for a discussion. The Belschners said several parties have messaged them via the vacation rental sites to ask about the property and if the price is negotiable. It is and the couple said it will take the right renter for what they have in mind for the property.

"We want to achieve something that’s really amazing on behalf of a lot of stakeholders: Ourselves, our business partners, our friends, our families, our not-for-profit partners," Belschner said. "We've had fruitful discussions about how to achieve the highest and best impact that we can with this once-in-a-lifetime event."
